Chippewa Falls is home to about 15,000 residents. The city sits along the banks of the Chippewa River about 12 miles northeast of Eau Claire. A hydroelectric dam was constructed at the falls in 1917, creating the 6300-acre Lake Wissota. Lake Wissota provides Chippewa Falls with an abundance of waterfront real estate. Some parts of the Lake Wissota shoreline are still being developed. You can find everything from old waterfront cabins that used to be part of a larger resort to veritable mansions in gated shoreline communities.

Chippewa Falls has many unique historical homes such as the Cook-Rutledge mansion. Approximately 63% of homes in Chippewa Falls were built prior to 1970. This is a little older than the Wisconsin state average, which is about 55%.

Real estate in Chippewa Falls is affordable and comparable to real estate in Eau Claire. The average selling price of residential homes the Chippewa Falls school district in 2006 was just over $159,000. By comparison, homes in the Eau Claire school district during the same period sold for an average of $152,000. The fact that Chippewa Falls has much more waterfront property available than Eau Claire might help explain why the "average" home sells for more in Chippewa Falls.
